During high season (weeks 52-02 and 08-16) the apartment is rented only for a full week from Saturday to Saturday. Outside the high season also shorter periods are possible.
The apartment is at your disposal from 16:00 on the arrival date until 12:00 on the check-out date, during high season from 18:00 on the arrival date until 10:00 on the check-out date. Please note that 12:00 - 16:00 (10:00 - 18:00 during high season) on the arrival/check-out date is reserved for the cleaning service. Outside the high season also other times can be agreed/arranged.
Final cleaning service is included in the price. Self catering.
Linen and towels can be ordered separately at 25 € / person.
The property Owner will apply these Terms and Conditions for the reservation, invoicing and cancellation of his rental services. These Terms and Conditions will come into force and apply for both to the Owner and to the Customer when the Customer has paid the advance payment or the full price.
The price includes accommodation in the Niestatupa holiday apartment which is fully equipped for 2 + 2 persons, electricity, tap water (hot and cold), bedclothes and departure (final) cleaning. The price does not include bed linen or towels. The Customer needs to bring his own bed linen and towels or they can also be ordered separately at extra charge. The apartment is at the Customer's disposal from 16:00 on the arrival date until 12:00 on the check-out date (Note! During high season from 18:00 on the arrival date until 10:00 on the check-out date). The apartment keys can be collected from the key keeper starting from 15:00 on the arrival date. Other times need to be agreed in advance directly with the key keeper. The apartment keys shall be returned to the key keeper on the check-out date latest at 12:00.
Smoking is strictly prohibited inside the apartment. Smoking is allowed only outside in the front yard. If the Customer has smoked inside the apartment, despite it being prohibited, the Customer will be liable for extra cleaning charges of 300 Euros. No pets are allowed inside the apartment. Tenting and camping at the property and supply of electricity to camping trailers and mobile homes are strictly prohibited.
For reservation the Customer needs to provide his full contact information: name, address and phone number. The signed booking confirmation, invoices, driving instructions to the apartment / key keeper and these Terms and Conditions will be sent to the Customer by e-mail.
Advance Payment is 10% of the total price and it is due in two (2) weeks from the reservation. Reservation is valid until due date of the Advance Payment and after that if the invoice has been paid in full latest on the due date. Otherwise reservation will be cancelled automatically without further notice to the Customer.
The Final Payment is due six (6) weeks prior to start of the booked period. Reservation is valid until the due date of the Final Payment and after that if the invoice has been paid in full latest on the due date. Otherwise reservation will be cancelled automatically without further notice to the Customer. Payments will be accepted via bank transfer or PayPal invoice (invoices will be sent by e-mail). Currently direct credit card and cash payments cannot be accepted.
In case the Customer cancels his reservation latest four (4) weeks before the arrival date, the Final Payment will be returned to him in total. In case the Customer cancels his reservation less than four (4) weeks before the arrival date, the total price will be charged. Advance payment will not be returned even if the Customer cancels his reservation.
In case the cancellation is caused by Customer's sickness or his nearest relative's sickness, the Final Payment will be returned to him in total on basis of a written medical statement. Cancellation shall be made in writing either by a letter or by e-mail. Cancellation comes into effect when it arrives to the recipient. In case the cancellation due to sickness is made in less that 48 hours before the arrival date or during the rented period payments will not be compensated to the Customer.
The property, furniture and movable shall be in the same condition at check-out as they were at check-in. The Customer shall be liable for all damages he has caused to the property and compensate them in full to the Owner of the property. In case the Customer detects some defects / damages in the property he shall inform the maintenance service or the Owner as soon as possible.
In case of a force majeure the Owner may cancel the reservation. In such case he shall inform the Customer as soon he comes aware of the situation. In such case the paid price will be compensated to the Customer in full.
The Owner shall not be liable to the Customer for any damages that are not caused by the property which is subject for the rental service.
